1. Improvements. Owner shall, at Owner's own cost and expense, construct all r• 1 of the improvements ("Improvements"), furnish all the materials, and do all the work hereinafter described in accordance with, and as provided for in, the plans prepared for Owner by Brian Kangas Foulk, Civil Engineers, entitled, "Improvement Plans — Towers C� Shores Center," as well as City's revised specifications entitled, "Engineering Standards of the City of Redwood City", adopted January 5, 1998 which plans and specifications are on file in the office of the Manager, Engineering and Construction. Said Improvements shall also be constructed in strict compliance with the provisions of Article VII, Chapter 29 of the Code of the City of Redwood City. To the extent that if a conflict exists between the plans and specifications and said Chapter 29 in regard to the standard for a particular improvement, the stricter standard shall govern. Owner shall complete all of the Improvements, subject to such exceptions and time extensions allowable under paragraph 10, on or before August 14, 2002. The Improvements shall include, but are not necessarily limited to, all of the following: (a) grading, paving (b) curbs, gutters, sidewalks (c) water system modifications, complete (d) sewer system, comp{ete (e) fandscaping and irrigation system, complete (f) relocation of existing utilities, complete (g) site lighting, complete and all other work, improvements, or construction required by or mentioned in the above-mentioned plans and specifications, conditions of permits and all construction, appurtenances, and improvements necessary as reasonably determined by the City Engineer, Engineering and Construction to complete the aforementioned improvements.
