�I. �Az <br /> • Hired consultant planning, legal, and economist firms to help prepare the Housing <br /> Production Ordinance <br /> • Prepared a work plan schedule <br /> • Prepared an information packet for the public on the Interim Urgency Ordinances <br /> and responded to numerous questions and inquiries on industrial and commercial <br /> districts in the City <br /> • Began the inquiry for possible planning consultants to prepare the Bair Island Study <br /> Area Specific Plan <br /> Staff will submit the proposed changes to the Zoning Ordinance to the City Council <br /> at the Council meeting on August 28. Those changes, if accepted by Council, will <br /> be temporary until more definitive changes are proposed and reviewed by the <br /> Planning Commission and recommended to the City Council. <br /> New Zoning Districts Included in the Proposed Interim Urgency Ordinance <br /> In addition to the proposed changes to the Commercial Zoning Districts mentioned <br /> above, staff will also be proposing on August 28, modifications to the "CBR" (Central <br /> Business Retail), "IP" (Industrial Park), "IR" (Industrial Restricted) Zoning Districts, and <br /> the "R" (Residential) Combining Districts. Since the last City Council meeting, staff has <br /> continued to receive inquiries for offices in the downtown area ("CBR" Zoning District) <br /> and interest in building offices in the industrial areas ("IP" and "IR" Zoning Districts). <br /> Staff is concerned that the current regulations in these zoning districts do not provide <br /> adequate controls to manage and control office growth. For example, there is <br /> approximately 3.3 million square feet of office space recently approved and/or occupied <br /> with 85% of this office space in industrial zoned land. Therefore, staff recommends a <br /> comprehensive and thorough review of zoning regulations in these new districts so as <br /> to achieve higher quality projects, while minimizing their land use impacts. This review <br /> will be referred to the Planning Commission for review and recommendation to the City <br /> Council. <br /> Alternatives <br /> 1.
