Bicycle Parking — Provide at least 1 bicycle storage space at the rear of 929 Main <br />Street, and 2 spaces (one inverted "U" bike rack)installed in the sidewalk adjacent <br />to building entrances and serve short-term parking needs and serve 1 long-term <br />parking need. Demonstrate this on the building permit plans. <br />[COA][ENGINEERING] <br />17. Electric Vehicle Charging Stations — Provide for one (1) on-site parking spaces <br />equipped with electrical vehicle (EV) charging stations (minimum of 3%) and <br />demonstrate this on the building permit plans. [COA][ENGINEERING] <br />18. Resurface Parking Lot — Slurry -seal and restripe the parking lot. This work shall <br />be included as part of the building permit plans. Deed Restriction — A deed restriction shall be placed on the Maple Street property <br />(053-135-240) and the Main Street property (053-135-260) prior to issuance of a <br />Building Permit. The deed restriction shall state that the 9 parking spaces located <br />on the Maple Street parcel satisfy the required parking spaces for the 929 Main <br />Street property. Deed Restriction Removal - In order to remove the deed restriction from the Maple <br />Street parcel (053-135-240) or the Main Street parcel (053-135-260), an appropriate <br />accommodation of parking must be approved by the City or a Parking In -lieu fee <br />application must be approved by the City for the loss of the parking spaces. Parking <br />in -lieu fee applications are discretionary entitlements and there is no guarantee of <br />approval. In -lieu price per parking stall shall be the rate in place at the time the in - <br />lieu fee application is approved by the City. [COA][PLANNING] <br />21. Lot Line Adjustment - Obtain approval and record a Lot Line Adjustment prior to <br />building permit issuance. The Lot Line Adjustment shall identify the lot configuration <br />and proposed easements and conform to the Subdivision Map Act and Chapter 30 <br />of the Municipal Code.Sf DRI[ENGINEERING] <br />22. Private Easements — The project shall reserve private easements across the <br />separate parcels for the use of the private utilities services. The easement <br />documents shall be recorded against the parcels and provided as evidence prior to <br />building permit issuance. SDR [ENGINEERING] <br />23.
