Broadway, which should be demonstrated on the building permit plans. <br />[COA][ENGINEERING] <br />10. Street Trees - A total of 13 (24 -inch box) street trees shall be planted <br />along The Marshall Street, Beech Street, and Broadway Street frontages. <br />The tree species and location will be determined by the City Landscape <br />Architect. These improvements shall be included as part of the building <br />permit submittal package. Newly planted trees shall be both irrigated and <br />maintained by the applicant. [SDRI[PLANNING] <br />11. Repair or Replace Street Infrastructure - The applicant shall replace or <br />repair street, curb, gutter, driveway approaches, sidewalk and streetscape <br />treatment to City standards and as determined by the City Landscape <br />Architect. [SDR][ENGINEERING] <br />12. Street Design and Driveways - Changes to streets or driveways, <br />including replacement of abandoned driveways, shall conform to <br />Engineering Standards and require approval of the City Engineer. All new <br />curb ramps shall meet the current Caltrans standards for ADA access. <br />[SDR][ENGINEERING] <br />13. Stormwater Runoff - Post -construction runoff into the storm drain shall <br />not exceed pre -construction runoff levels. The applicant's design <br />professional shall evaluate the project's impact to the City's storm <br />drainage system and shall substantiate their conclusions with drainage <br />calculations to the satisfaction of the City Engineer. The project shall be <br />designed in conformance with the Drainage Guidelines for Commercial <br />Development. [SDR] [ENGINEERING] <br />14. Exterior Lighting — Provide a lighting plan for proposed exterior lighting, <br />including cut sheets, a photometric site plan demonstrating light levels and <br />a diagram showing light spillover. This information shall be included in the <br />building permit plans. New light sources must not introduce glare or light <br />effects that spill off the property. [COA][PLANNING] <br />15. Bicycle Parking — Provide for 5 bicycle storage spaces, of which one <br />space provides for long-term, secure storage and demonstrate this on the <br />building permit plans. [COA][ENG I NEER] NG] <br />16. Transportation Demand Management Program and Parking - The <br />hotel operator shall implement the Transportation Demand Management <br />program prepared by Hexagon Transportation Consultants, dated March <br />23, 2017. When hotel occupancy exceeds 90% (81 rooms occupied) the <br />operator will establish a valet parking program to accommodate the <br />parking of additional vehicles in the basement level of the parking garage <br />for a total of 95 vehicles in the garage.
