Apply the Work Force Housing Production Ordinance to other or fewer office, <br />commercial or industrial zoning districts. <br /> <br />B. Do not adopt the Workforce Housing Production Ordinance and refer the matter to the <br />Housing and Human Concerns Committee and the Planning Commission for review and <br />recommendation to the City Council. <br /> <br />C. Drop the concept of a Workforce Housing Production Ordinance. <br /> <br />D. Modify the Urgency Interim Ordinance amending the Zoning Ordinance (Report 1) to <br />require a Planned Development Permit for all office development greater than 10,000 <br />square feet or on sites of one acre or greater. Utilize this process to negotiate for housing <br />on a case by case basis. <br /> <br />Fiscal Impact <br />The in lieu fees would be held in a Housing Trust Fund for future development of housing, the <br />details of which would be recommended to the City Council by the Housing and Human <br />Concerns Committee. In the interim situation, it is recommended the funds be held in a trust. <br />If the City Council does not approve a Work Force Housing Production Ordinance as a <br />permanent measure, the funds plus interest would be returned to the payee. <br /> <br />Review of. the ordinance through the Planning Commission process will require additional <br />staffing and consultant expertise to prepare a "nexus study."
