<br />9&/1 <br /> <br />Section 3. Applicability. <br /> <br />A Zonina Districts Specified. This Ordinance applies to any Office Devel- <br /> <br />opment of 10,000 Gross Square Feet of Floor Area or 10,000 Net Gross Square <br /> <br />Feet of Floor Area or more in any of the following Zoning Districts: PO (Profes- <br /> <br />sional Office), CN (Neighborhood Commercial), CB (Central Business), CG <br /> <br />(General Commercial), CG-R (General Commercial - Residential Combining), <br /> <br />CP(Commercial Park), IR (Industrial Restricted), IP (Industrial Park), GI (General <br /> <br />Industrial), R-4-0 (Multi-Family Medium Density - Office Combining), and R-5-0 <br /> <br />(Multi-Family High Density - Office Combining). <br /> <br />B. Requirement. Developers of Office Developments on Sites located in <br /> <br />the Zoning Districts specified in A, above, shall provide dwelling units pursuant <br /> <br />to Section 5. A on property within the City or the City's Sphere of Influence; pro- <br /> <br />vided that Developers of Office Developments may, at the Developer's option, <br /> <br />pay an in-lieu fee pursuant to Section 5.B. of this Ordinance. If a Developer has <br /> <br />more than one Office Development subject to this Ordinance pending at the <br /> <br />same time, the Director may, in the exercise of reasonable discretion, allow the <br /> <br />aggregation of dwelling units for the Office Developments on a single Site. <br /> <br />C. Exclusions.
