<br />caA - \o¡ <br /> <br />the City's interior and arterial street systems beyond capacity and adversely <br /> <br />affecting the environment, including air quality; <br /> <br />H. <br /> <br />Development of building sites for office use under current zoning <br /> <br />district classifications would conflict with <br /> <br />necessary studies for, <br /> <br />and <br /> <br />implementation of, revised land use regulations which would be in furtherance of <br /> <br />the public health, safety, and welfare; <br /> <br />I. Pursuant to Ordinance No. 2198, entitled, "Interim Urgency Ordinance <br /> <br />Prohibiting Office Development on Parcels of Property One Acre or Larger <br /> <br />Within the CG (General Commercial), CG-R (General Commercial-Residential <br /> <br />Combining), CB (Central Business), and CN (Neighborhood Commercial) Zoning <br /> <br />Districts in the City Of Redwood City," operative July 24, 2000, this Council <br /> <br />enacted restrictions on office developments on parcels of property one acre or <br /> <br />larger in the CG, CG-R, CB, and CN Zoning Districts throughout the City. <br /> <br />J. During the intervening period from the introduction of said ordinance, <br /> <br />on July 24, 2000, City staff and professional consultants have reviewed the <br /> <br />effects upon office developments of said ordinance and have further studied the <br /> <br />adverse impacts of such developments described hereinabove; <br /> <br />K. As a result of said preliminary studies, staff and consultants have <br /> <br />recommended new and different regulations more specifically addressing the <br /> <br />adverse impacts than provided under the aforesaid Ordinance No. 2198, <br /> <br />L. The amendments to the Zoning Ordinance hereby enacted are new <br /> <br />and different regulations from those set forth in Ordinance No. 2198, and more <br /> <br />Ord-116 <br />F:/shared/redwood/council <br />DES:rg <br />09/06/00 <br /> <br />3 <br /> <br />.r""-"'-"1!" <br />
