8Ä r~ '1 Section 20. Section 26.3 of the Zoning Ordinance is hereby amended by amending Section 26.3a thereof to read as follows: "Section 26.3 Accessory Uses. The following uses are permitted in the CBR District when accessory to a use permitted under Sections 26.2 and 26.4: a. Business office uses on the ground floor which do not exceed 25 percent of the gross floor area or 500 square feet, whichever is less, provided such uses are clearly incidental to the retail sale of products on the premises." Section 21. Section 26.4 of the Zoning Ordinance is hereby amended by repealing Section 26.4d and adding Section 26.4i thereto to read as follows: "Section 26.4 Conditional Uses. The following uses are permitted in the CBR District subject to first securing a use permit therefor: d. [reserved] i. Ground-floor dependent offices." Section 22. Section 30.2 of the Zoning Ordinance is hereby amended by amending Section 30.2b thereof to read as follows: "Section 30.2.2 Required ParkinQ--Commercial Uses. In all districts, in connection with every use of property, there shall be provided off-street parking spaces for vehicles according to the following schedule: (Wherever square feet of floor area is indicated, it shall mean gross square footage.) b. Banks, financial institutions, professional, business, or administrative offices (i) located a circle with a radius of 1500 feet, the center of which is located at the CalTrain Depot, in the vicinity of the intersection of Franklin Street and James Avenue: one space for each 300 square feet of gross floor area; (ii) not located within the aforesaid area: one space for each 250 square feet of gross floor area. If any of such uses occupy a total of 30,000 square feet or more of gross floor space on a parcel in one ownership, at least 10 percent of the required parking spaces shall be designated and marked for carpool and/or vanpool parking.
