-Al <br /> � <br /> ����� ; � : . - <br /> 'f� �he Hon�r�� `1Via��t �nd Gity Ccur�cil <br /> . _ , : � , _ <br /> : : :. ..: f�rn�#�e ' Mana er <br /> October 23, 2000 <br /> Subject <br /> Subdivision Map Approval — Two Maple Street Subdivision <br /> Engineering File No. 805-04 . <br /> Recommendation <br /> Adopt a resolution approving the Final Subdivision Map for Two Maple Street <br /> Subdivision, including: (1) acceptance of the easement dedications, vacation of a <br /> portion of Monroe Street, and (2) acceptance of a deed for Emergency Access <br /> Easement located adjacent to the north end of Monroe Street. <br /> Background <br /> On September 14, 1999, the Planning Commission approved the Tentative Map and <br /> � Planned Development Permit for the Maple Street Subdivision for the apartment project <br /> proposed by Irvine Apartment Communities, Inc. Two Maple Street Subdivision is the <br /> second unit of this Tentative Subdivision Map, and is located on the west side of Maple <br /> Street between Franklin Street and the Peninsula Corridor Joint Powers Board right-of- <br /> way. <br /> The approved Tentative Subdivision Map proposed the vacation of a portion of Monroe <br /> Street. The recordation of the Two Maple Street Final Subdivision Map completes the <br /> vacation process in accordance with the requirements of the Subdivision Map Act. <br /> The subdivider (Irvine Apartments) also submitted a deed for the dedication of an <br /> Emergency Access Easement to provide a turn-around area at the northerly end of <br /> Monroe Street. This area is outside of the subdivision boundaries, therefore, the <br /> dedication is being done by a deed. <br /> The subdividers complied with the requirements of the Conditions of Approval of the <br /> Planned Development Permit and the Tentative Subdivision Map, when they recorded <br /> One Maple Street Subdivision Map on June 21, 2000. Therefore, this subdivision (Two <br /> Maple Street Subdivision) does not have a Subdivision Agreement or requirements for <br /> posting bonds. <br /> Fiscal Impacts <br /> There are no fiscal impacts to the City.
