For purposes of such recovery, "rent" shall be deemed to include only the rent specified in paragraph 3 hereof and the Minimum Annual Guaranteed Tariff. (c) Continuation Upon Default. In the event of abandon- ment of the Leased Premises by Lessee, or in the event that Lessor shall take possession of the Leased Premises pursuant to legal or equitable proceedings or pursuant to any notice provided by law, then, if Lessor does not elect to terminate this lease agreement as provided in paragraph 22(b) hereof, Lessor may from time to time, without terminating this lease agreement, either recover all rental as it becomes due or re-let the Leased Premises or any part thereof for such term or terms and at such rental or rentals and upon such other terms and conditions as are commercially reasonable and as Lessor may deem advisable, with the right to make alterations and repairs to the Leased Premises. In the event that Lessor shall elect to so re-let, then rentals received by Lessor from such re-letting shall be applied first to the payment of any indebtedness other than rent due here- 29 .~...."._~....,...._..._.
