<br />DES:djg-c <br />'Sf:¡:djg~c <br />ùES:djg-c <br />DES:djg-c <br />DES:djg-c <br /> <br />11/23/82 <br />02/15./83R <br />07/29/83R <br />11/20/83R <br />l2/08/83R <br /> <br />Lessor may recover from Lessee all amounts allowable by Lessor to <br /> <br />be recovered pursuant to the provisions of law for a breach of a <br /> <br />lease by Lessee including,but not limited to, all amounts <br /> <br />recoverable by Lessor pursuant to California Civil Code Section <br /> <br />1951.2 as said Section exists upon the date hereof or from time to <br /> <br />time may be amended, revised, replaced or recodified. <br /> <br />For purposes <br /> <br />of such recovery, "rent" shall be deemed to include only the rent <br /> <br />specified in paragraph 3 hereof and the Minimum Annual Guaranteed <br /> <br />Tariff. <br /> <br />(c) <br /> <br />Continuation Upon Default. <br /> <br />In the event of abandon- <br /> <br />ment of the Leased Premises by Lessee, or in the event that <br /> <br />Lessor shall take possession of the Leased Premises pursuant <br /> <br />to legal or equitable proceedings or pursuant to any notice <br /> <br />provided by law, then, if Lessor does not elect to terminate this <br /> <br />lease agreement as provided in paragraph 22(b) hereof, Lessor may <br /> <br />from time to time, without terminating this lease agreement, either <br /> <br />recover all rental as it becomes due or re-let the Leased Premises <br /> <br />or any part thereof for such term or terms and at such rental or <br /> <br />rentals and upon such other terms and conditions as are <br /> <br />commercially reasonable and as Lessor may deem advisable, with the <br /> <br />right to make alterations and repairs to the Leased Premises. <br /> <br />In the event that Lessor shall elect to so re-let, then <br /> <br />rentals received by Lessor from such re-letting shall be applied <br /> <br />first to the payment of any indebtedness other than rent due here- <br /> <br />29 <br /> <br />.~...."._~....,...._..._.
