<br />DES:djg-c <br />~S.: dj g-.c <br />VES:djg-c <br />DES:djg-c <br />DES:djg-c <br /> <br />11/23/82 <br />o.2/15183R <br />07/29/83R <br />11/20/83R <br />12/08/83R <br /> <br />under from Lessee to Lessor; second to the payment of any cost of <br /> <br />such re-letting; third to the payment of the cost of any necessary <br /> <br />alterations and repairs to the Leased Premises; fourth to the pay- <br /> <br />ment of rent due and unpaid hereunder; and the residue, if any, <br /> <br />shall be held by Lessor and applied in payment of future rents as <br /> <br />the same may become due and payable hereunder. <br /> <br />Should that <br /> <br />portion of such rentals received from such re-letting during any <br /> <br />month which is applied to the payment of rent hereunder, be less <br /> <br />than the rent payable during the month by Lessee hereunder, then <br /> <br />Lessee shall pay such deficiency to Lessor immediately upon demand <br /> <br />therefor by Lessor. <br /> <br />Such deficiency shall be calculated and paid <br /> <br />monthly. <br /> <br />Lessee shall also pay Lessor, as soon as ascertained, <br /> <br />any costs and expenses incurred by Lessor in such re-letting or in <br /> <br />making such necessary alterations and repairs. not covered by the <br /> <br />rentals received from such re-letting. <br /> <br />No taking possession of the Leased Premises by Lessor <br /> <br />pursuant to this paragraph 22(c) shall be construed as an election <br /> <br />to terminate this lease agreement unless written notice of such <br /> <br />termination be given to Lessee or unless the termination thereof be <br /> <br />decreed by a Court of competent jurisdiction. <br /> <br />Notwithstanding any <br /> <br />re-letting without termination by Lessor because of any default by <br /> <br />Lessee, Lessor may at any time after such re-letting elect to <br /> <br />terminate this lease agreement for any such default. <br /> <br />23. <br /> <br />SURRENDER OF PREMISES. <br /> <br />(a) <br /> <br />Quit Claim. <br /> <br />Lessee covenants <br /> <br />30 <br /> <br /> <br />,.',...---.....
