<br />DES:djg-c <br />'S~djg-:c <br />DES:djg-c <br />DES:djg-c <br />DES:djg-c <br /> <br />11/23/82 <br />0.;2 / 15l83R <br />07/29/83R <br />11/20/83R <br />12/08/83R <br /> <br />that at the expiration of the term of this lease agreement, or <br /> <br />upon its earlier termination, it will quit and surrender the <br /> <br />Leased Premises in good state and condition, reasonable use <br /> <br />(consistent with ordinary upkeep), damage by the elements and by <br /> <br />fire, earthquake, acts of God or of the public enemy, civil <br /> <br />commotion or other calamity, excepted. <br /> <br />Upon termination of this <br /> <br />lease agreement for any reason, including but not limited to <br /> <br />termination pursuant to paragraph 22(b), Lessee shall execute, <br /> <br />acknowledge and deliver to Lessor, within thirty (30) days after <br /> <br />receipt of written demand therefor, a good and sufficient deed <br /> <br />whereby all right, title and interest of Lessee in the Leased <br /> <br />Premises is quitclaimed to Lessor. <br /> <br />(b) <br /> <br />Improvements. <br /> <br />It is agreed that any structure, building <br /> <br />or improvement of any kind placed on the Leased Premises by Lessee <br /> <br />or by Lessee's predecessors in interest, shall be and remain the <br /> <br />property of Lessee. <br /> <br />Upon expiration or termination of this lease <br /> <br />agreement, Lessee shall, at its own expense and within six (6) <br /> <br />months thereafter, remove from the Leased Premises such <br /> <br />improvements and all other structures, goods, materials, machinery, <br /> <br />equipment and improvements placed or installed thereon by Lessee <br /> <br />and Lessee's predecessors in interest. <br /> <br />All such improvements not <br /> <br />so removed within said period shall at the option of Lessor become <br /> <br />the property of Lessor, or in the alternative, Lessor may remove <br /> <br />and dispose of the same in a commercially reasonable manner at the <br /> <br />31 <br /> <br />"'-r-'-'" <br /> <br />.. .-...----- <br />
