For the period utilized by Lessee to remove such structures, goods, materials, machinery, equipment and improvements from the Leased Premises Lessee shall pay to Lessor rental in monthly installments equal to the rental installments paid pursuant to paragraphs 3(a) or 3(b), as the case may be, prorated to the date Lessee completes removal of the aforesaid improvements. 24. HOLDING OVER. NON-WAIVER.
