<br />Ill. <br /> <br />Preparation of the Draft Initial Study <br /> <br />The Administrative Draft Initial Study will be revised, based upon the comments and revisions <br />received from the City Planning Division. Upon approval by the City Staff, the document would <br />constitute the Draft Initial StudylNegative Declaration and 25 double-sided copies of it would <br />be printed and delivered to the City Planning Division for public review and circulation, as <br />required by CEQA. We will also provide one camera-ready original copy to City staff, if <br />requested. Three copies of the technical appendices will be submitted to the City to be retained <br />for public review. <br /> <br />IV. <br /> <br />Preparation of Final Initial Study/Meetings <br /> <br />DJP&A will respond to comments received on the Initial Study during the public review period, <br />as required by CEQA. DJP&A will also attend up to two meetings with the City Staff during <br />preparation of the Initial StudylNegative Declaration and up to two public hearings on the Initial <br />StudylNegative Declaration. At the public hearings, we will be prepared to present the fIDdings <br />of the Initial StudylNegative Declaration, if it is requested by the City Staff. <br /> <br />Additional work to defend the Initial Study is not included in this scope of work, since it is <br />difficult to anticipate the necessary effort required. In the event that the adoption of the <br />Negative Declaration by the Planning Director is protested, DJP&A will assist the City Planning <br />Division staff in defending the Initial Study. Additional work to defend the Initial Study would <br />be charged on a time and materials basis. <br /> <br />v. <br /> <br />Preparation of Fiscal Impact Analysis and Analysis ofImpacts on Property Values <br /> <br />Mundie and Associates (M&A) will prepare a fiscal impact analysis and an analysis of impacts <br />on property values to be submitted with the Initial Study. The specific tasks involved in the <br />preparation of these analyses are outlined below. The scope of work for these tasks assumes the <br />following: <br /> <br />. <br /> <br />The fiscal impact analysis will focus on critical variables such as revenues from <br />property tax, sales tax, and transfers from the State and Federal government that <br />are based on population, and costs for police and fire protection, and parks and <br />recreation. <br /> <br />. <br /> <br />The City staff will identify similar projects on the Peninsula to be considered in <br />the property value analysis. <br /> <br />. <br /> <br />Classic Communities will furnish data on the sales of single family homes in the <br />vicinity of the comparable project sites. <br /> <br />0 <br /> <br />ClfjD <br />lI~m <br />II~~ <br /> <br />Page 5 of 7 <br /> <br />"ï".. --T <br />
