<br />construction impacts due to equipment exhaust and fugitive dust will be estimated, and <br />mitigation measures will be identified for potentially significant impacts. <br /> <br />Noise <br /> <br />The Initial Study will describe the existing noise environment of the project site area based upon <br />information available from the City Planning Division. The proposed project is not expected <br />to result in significant noise impacts; therefore, a quantitative analysis of vehicle generated noise <br />is not included in this scope of work. Demolition of the existing development and construction <br />of the proposed project could result in short-term impacts upon adjacent sensitive receptors. <br />The Initial Study will describe the short-term, construction-related noise impacts of the project, <br />along with appropriate mitigation measures. <br /> <br />Aesthetics <br /> <br />The Initial Study will describe the existing visual character of the project area and the projected <br />change in visual character resulting from development of the project. The Initial Study will <br />address the impact of the project on views from adjacent land uses including the impact of <br />returning the site to its original grade. Photographs of the project site and conceptual elevations <br />of the proposed residences will accompany the text to provide a visual context for the discussion <br />of visual conditions within the area. Revised grading plans and elevations will be provided by <br />Classic Communities. Mitigation measures will be identified to reduce or avoid any significant <br />visual impacts of the project. <br /> <br />Public Services & Utilities <br /> <br />The Initial Study will address the existing public services and utilities serving the project site, <br />based upon available information from the City Public Works Department and other local <br />agencies. The public services and utilities to be addressed include the following: water, sewer, <br />gas and electricity, storm drainage, fire, police, solid waste services, and schools. The Initial <br />Study will describe the increase in service demands resulting from the project, based on <br />information provided by the City staff. This information will be used to determine the <br />availability of existing services to serve the proposed development. The Initial Study will also <br />describe the potential impacts of the project upon schools due to the projected student <br />generation, based upon consultation with the Redwood City Elementary School District. <br />Mitigation measures will be identified to reduce significant impacts upon public services and <br />utilities, if appropriate. <br /> <br />Reproduction and Delivery of Administrative Draft Initial Study <br /> <br />DJP&A will prepare a total of 10 copies of the Administrative Draft Initial Study.
