bay window, and the varied second floor building mass elements provide sufficient
variety in design to avoid monotony in the external appearance.
B. The size and design of the structure shall be considered for the purpose
of determining that the structure is in proportion to its building site and that
it has a balance and unity among its external features so as to present a
harmonious appearance;
The proposed addition would result in a two-story 1,800 square foot single-family
home. The home would meet all of the required development standards including lot
coverage, building height, and setbacks, which ensures that the proposed structure is
in proportion with the building site. The addition would be compatible with the existing
two-story garage/ADU on the project site. The consistency in the exterior materials
and matching roof forms of the first and second story present a harmonious external
appearance.
C. The extent to which the structure conforms to the general character of
other structures in the vicinity insofar as the character can be ascertained
and is found to be architecturally desirable;
The proposed residence is required to be compatible with the character of
Mezesville Historic District. The project would replace the wood siding with stucco
cladding, replace the brick base with stone veneer, and match the gabled roof slope
and roofing materials of the existing house. The architectural style and exterior
materials are architecturally desirable and compatible with the character of the
neighborhood. The proposed vinyl windows are compatible with other non-
contributing structures within the district.
D. The extent to which excessive ornamentation is to be used and the extent
to which temporary and second-hand materials, or materials which are
imitative of other materials, are to be used;
The home would have minimal ornamentation in keeping with the Mezesville Historic
District, which has been characterized as a workingman's neighborhood with modest
homes. While the proposed project includes stone veneer materials, they are utilized
in a minimal way to provide building accents.\
E. The extent to which natural features, including trees, shrubs, creeks, and
rocks, and the natural grade of the site are to be retained;
ATTY/RESO.0087/PR RESO APPROVING ARCHITECTURAL PERMIT -735 HOPKINS
REV: 09-11-17 PR
Page 3 of 6
