E. The reasons submitted for the granting of any exceptions applied for do not <br />comply with requirements for findings described in Section 30.69, and the <br />tentative map is deemed not workable without the granting of such exceptions. <br />No exceptions to the Subdivision Ordinance are requested. <br />F. Such other findings of conflict with written public policy or with the public interest <br />as the Planning Commission may determine. <br />The proposed project does not conflict with any written public policy or with the <br />public interest. <br />Section 6. Tentative Map TM2016-008: The Planning Commission finds that the <br />proposed subdivision, together with the provisions for its design and improvement, is <br />consistent with the general plan as set forth in the staff report. <br />Section 7. Condominium Permit TM2016-008 (Article XI of the Subdivision <br />Ordinance): The Planning Commission finds that: <br />Pursuant to Article XI of Chapter 30 of the Municipal Code (Subdivisions), the Project <br />also requires approval of a Condominium Permit. The Project site is comprised of four <br />parcels that would be merged into one for condominium purposes. Upon approval of <br />the Tentative Map, the Project site would consist of one parcel that would be subdivided <br />for condominium purposes. Section 30.130 states: <br />"While condominium and community apartment projects present benefits in the nature <br />of increased amenities, opportunities for dwelling ownership and leisure time, the <br />special nature of such projects creates conditions that may result in neglect, <br />deterioration and lack of maintenance, causing negative impact upon the health, safety, <br />welfare and economic prosperity of the City and its citizens. Because of the unique <br />nature of the problems created by condominium and community apartment projects, it is <br />the express intent of the City to treat such projects differently from other types of multi- <br />family dwellings and to establish rules and standards thereof, regulating the <br />construction of, and conversion to, condominium projects and community apartment <br />projects in the City." <br />The Planning Commission finds that the Project as proposed complies with the <br />requirements of Article XI of the Subdivision Ordinance. <br />Section 8. The Architectural Permit, Planned Development Permit, Tentative <br />Map, and Condominium Permit are hereby approved based on the Planning <br />Commission's consideration and reliance on the CEQA determination and in <br />accordance with the plans, details and descriptions contained therein, attached hereto <br />and incorporated herein by reference, and subject to the following Conditions of <br />Approval: <br />ATTY/RE50.0095/PC RESO 601 EL CAMINO <br />REV: 10-18-17 PR <br />Page 7 of 16 <br />
