<br />DAL:mgl02/18/9l <br /> <br />(OU4/4:J} <br /> <br />the Leased Premises, a dwelling house to accommodate six (6) to <br /> <br />eight <br /> <br />( 8) <br /> <br />individuals. <br /> <br />construction <br /> <br />of <br /> <br />such <br /> <br />house <br /> <br />shall <br /> <br />be <br /> <br />completed within eighteen (18) months from the date of execution <br /> <br />of this agreement. <br /> <br />The design and dimensions of such structure <br /> <br />shall be compatible with other homes in the neighborhood. <br /> <br />Except <br /> <br />as otherwise herein specified, <br /> <br />all construction hereunder shall <br /> <br />be done in accordance with applicable zoning and building codes <br /> <br />of the City of Redwood City. <br /> <br />7. <br /> <br />TITLE <br /> <br />TO <br /> <br />IMPROVEMENTS. <br /> <br />Title <br /> <br />to <br /> <br />all <br /> <br />structures, <br /> <br />improvements, additions, alterations and appurtenances which are <br /> <br />constructed or installed by Lessee upon the Leased Premises shall <br /> <br />remain in Lessee, its assigns or transferees, until expiration of <br /> <br />the <br /> <br />term <br /> <br />of <br /> <br />this <br /> <br />lease, <br /> <br />at <br /> <br />which <br /> <br />time <br /> <br />title <br /> <br />to <br /> <br />all <br /> <br />such <br /> <br />improvements, additions and alterations (excluding only household <br /> <br />furnishings) <br /> <br />shall automatically and without further action vest <br /> <br />in Lessor. <br /> <br />Said improvements, additions or alterations shall not <br /> <br />be removed from the Leased Premises at any time during the term <br /> <br />hereof and shall be surrendered with the Leased Premises as part <br /> <br />thereof upon expiration of the term of this lease. <br /> <br />Title to the <br /> <br />Leased Premises and any improvements existing within the Leased <br /> <br />Premises upon the commencement of the term of this lease shall <br /> <br />remain in Lessor, subject to Lessee's duty to maintain the same <br /> <br />and subject to other pertinent provisions of this Lease. <br /> <br />8. <br /> <br />INSURANCE. <br /> <br />(a) <br /> <br />Public <br /> <br />Liability. <br /> <br />Lessee <br /> <br />shall <br /> <br />secure, <br /> <br />carry <br /> <br />and <br /> <br />maintain at all times during the term of this lease, at Lessee's <br /> <br />sole <br /> <br />cost <br /> <br />and <br /> <br />expense, <br /> <br />public <br /> <br />liability, <br /> <br />bodily <br /> <br />injury <br /> <br />and <br /> <br />4 <br /> <br /> <br />~.'--..TT. <br />
