CHAPTER 3 | HOUSING <br />43 <br />StRAteGIeS <br />3A Consider incentivizing the provision of affordable <br />housing along the Corridor through a tiered height <br />bonus system by way of amendments to the zon- <br />ing code. Ensure that maximum height allowances <br />can only be achieved with the provision of onsite <br />affordable housing that exceeds City requirements. <br />3B Use floor area ratio (FAR) and potentially other ap- <br />plicable development standards to determine the <br />density, rather than dwelling units per acre, in order <br />to allow for more flexibility in terms of unit size and <br />quantity in affordable housing projects. <br />GOALS <br />• Ensure that housing along the Corridor is available to accommodate the needs of all income levels. <br />• Produce affordable housing along the El Camino Real Corridor as development occurs, rather than deferred <br />to a different time or location. <br />Residential development on the El Camino Real Corridor increases local housing opportunities and creates an improved <br />street environment.Source: walkingredwoodcity.com
