REDWOOD CITY EL CAMINO REAL CORRIDOR PLAN <br />44 <br />SectION 3.2 <br />HOUSING/JOBS BALANce <br />CONTEXT <br />The El Camino Real Corridor contains several zoning dis- <br />tricts, the majority of which allow for development of a mix <br />of uses, including housing. Housing production has recently <br />occurred along El Camino Real in the Planned Community – <br />Downtown and Mixed-Use Neighborhood zones, combining <br />for over 500 new units (completed and under construction) <br />in the Planning Area in multifamily residential buildings. <br />However, development has not been occurring in Mixed- <br />Use Live/Work (MULW) zones, which generally allow low- <br />intensity commercial or light industrial development, with <br />dwelling units permitted as an accessory use. As defined, <br />these districts are intended for artist lofts, studio spaces, <br />small offices, and other similar uses, with commercial space <br />occupied and used by the resident of the same unit. Figure 8 <br />shows where MULW zones are located. <br />WHY IMPROVE THE BALANCE OF <br />HOUSING AND JOBS? <br />Fostering a wide variety of uses and development types <br />along El Camino Real has long been a goal of the City, as <br />expressed in the General Plan, which describes the Corridor <br />as a vibrant, mixed-use, pedestrian-friendly boulevard that <br />links regional transportation improvements and local eco- <br />nomic development efforts. <br />Encouraging housing production in addition to the commer- <br />cial uses helps create more business for local merchants and <br />will help alleviate the city- and region-wide need for hous- <br />ing in an area that has capacity and is close to transit. Close <br />proximity of housing to jobs, and a balance between the <br />two, helps reduce overall commuting distance for residents, <br />which can alleviate traffic, reduce greenhouse gas emissions, <br />and encourage the use of active forms of transportation. <br />The El Camino Real Corridor study area includes a wide range of housing types and densities in close proximity to jobs and transit.
