REDWOOD CITY EL CAMINO REAL CORRIDOR PLAN
44
SectION 3.2
HOUSING/JOBS BALANce
CONTEXT
The El Camino Real Corridor contains several zoning dis-
tricts, the majority of which allow for development of a mix
of uses, including housing. Housing production has recently
occurred along El Camino Real in the Planned Community –
Downtown and Mixed-Use Neighborhood zones, combining
for over 500 new units (completed and under construction)
in the Planning Area in multifamily residential buildings.
However, development has not been occurring in Mixed-
Use Live/Work (MULW) zones, which generally allow low-
intensity commercial or light industrial development, with
dwelling units permitted as an accessory use. As defined,
these districts are intended for artist lofts, studio spaces,
small offices, and other similar uses, with commercial space
occupied and used by the resident of the same unit. Figure 8
shows where MULW zones are located.
WHY IMPROVE THE BALANCE OF
HOUSING AND JOBS?
Fostering a wide variety of uses and development types
along El Camino Real has long been a goal of the City, as
expressed in the General Plan, which describes the Corridor
as a vibrant, mixed-use, pedestrian-friendly boulevard that
links regional transportation improvements and local eco-
nomic development efforts.
Encouraging housing production in addition to the commer-
cial uses helps create more business for local merchants and
will help alleviate the city- and region-wide need for hous-
ing in an area that has capacity and is close to transit. Close
proximity of housing to jobs, and a balance between the
two, helps reduce overall commuting distance for residents,
which can alleviate traffic, reduce greenhouse gas emissions,
and encourage the use of active forms of transportation.
The El Camino Real Corridor study area includes a wide range of housing types and densities in close proximity to jobs and transit.
