Owner shall do the following: <br /> <br />1. Reconstruct the westerly half of Willow Street, beginning at Middlefield Road to <br />approximately 150' North of Middlefield Road. The construction includes the removal of <br />the existing roadway to the centerline of the street, the placement of new Class 2 <br />aggregate base, asphalt pavement, the construction of concrete curb, gutter and <br />sidewalk, roadway marking, signing and striping, all along the westerly half of the <br />roadway. All work shall be designed and constructed in accordance with Redwood City <br />Standards and Ordinances. <br /> <br />2. Pay a fee of $58,134 into the City's Underground Account in lieu of undergrounding <br />overhead utility lines on Mlddlefield Road along the street frontage of 2233 Middlefield <br />Road in the event Owner elects to proceed with the construction of the undergrounding. <br />Fees to be paid in full at the time of Foundation Building Permit issuance. The balance <br />of undergrounding to be performed along the Willow Street frontage of the Property <br />shall be completed by Owner as part of the project construction. <br /> <br />3. Construct street lighting facilities to illuminate Willow Street along the frontage of <br />2233 Middlefield Road per Redwood City Engineering Standards. <br /> <br />4. Construct a storm drain system, which will drain 2233 Middlefield Road and Willow <br />Street fronting 2233 Middlefield Road per Redwood City Engineering Standards. <br /> <br />5. Plant trees along Middlefield Road and Willow Street with tree wells and grates as <br />directed by Redwood City Engineering and in accordance with Redwood City <br />Standards. The street trees shall be shown on the plans submitted for Building Permit. <br /> <br />6. Remove failed existing pavement along Willow Street entrance from Middlefield <br />Road and replace the pavement per City Engineering Standards. <br /> <br />7. Remove all damaged curb, gutter, sidewalk and existing driveways along the <br />Middlefield Road frontage of the Property and replace with new curb, gutter and <br />sidewalk. <br /> <br />8. Pay a Transportation Impact Fee per Chapter 18 of the City Municipal Code. <br /> <br />9. Abide by all conditions of Architectural Permits # 275-00 and # 145-01. <br /> <br /> Owner shall, in addition: <br /> <br /> Reconstruct the westerly half of Willow Street, beginning at a point approximately 150' <br /> North of Middlefleld Road to Stambaugh Street and join to the existing improvements of <br /> Stambaugh Street; reconstruct the easterly half of Willow Street, beginning at a point <br /> <br /> Exhiblt-Agmt-450113001 1 <br /> FXS/dr <br /> 02104/02R, 02/12/02R <br /> <br /> <br />
