<br />4.IZ-I-'/ <br /> <br />any services or utilities will be free from shortages, failures, variations, or <br /> <br />interruptions caused by repairs, maintenance, replacements, improvements, <br />alterations, changes of service, strikes, lockouts, labor controversies, accidents, <br /> <br />inability to obtain services, fuel, steam, water or supplies, governmental <br />requirements or requests, or other causes beyond Landlord's reasonable control. <br /> <br />None of the same shall be deemed an eviction or disturbance of Tenant's use <br /> <br />and possession of the Premises or any part thereof, or render landlord liable to <br />Tenant for abatement of Rent, or relieve Tenant from performance of Tenant's <br /> <br />obligations under this Lease. Landlord in no event shall be liable for damages in <br />connection with an interruption in services or utilities by reason of loss of profits, <br /> <br />business interruption, or other consequential damages. <br />3.3.7 Preventable Interruption of Services. <br /> <br />Notwithstanding <br /> <br />anything to the contrary in Section 3.3.7, if any interruption of essential services <br />or utilities supplied to the Premises (e.g., water, electricity, sewer, HVAC, or <br /> <br />access to the Premises) shall have rendered the Premises untenantable for a <br />period of five (5) consecutive days (other than as a result of misuse or neglect by <br /> <br />Tenant), then Tenant's Base Rent and Additional Rent shall be abated from and <br /> <br />after such fifth (5th) day until such services are restored. <br /> <br />In such a case, <br /> <br />landlord agrees to use its best efforts to restore the interrupted services as soon <br /> <br />as reasonably possible. <br /> <br />3.4 <br /> <br />Tenant's Care of the Premises. <br /> <br />Except for customary cleaning and trash removal provided by <br />landlord under Section 3.3 and damage covered under Article 6, Tenant shall <br /> <br />keep the Premises in good and sanitary condition, working order, and repair <br /> <br />(including, without limitation, carpet, wall-covering, doors, plumbing, and other <br />fixtures, equipment, alterations, and improvements, whether installed by Landlord <br />
