<br />~/Z.IG <br /> <br />or Tenant), ordinary wear and tear excepted. In the event that any repairs, <br /> <br />maintenance, or replacements are required, Tenant shall promptly arrange for <br />the same either through Landlord for such reasonable charges as landlord may <br /> <br />from time to time establish, or such contractors as Landlord generally uses at the <br />Property, or such other contractors as landlord shall first approve in writing, and <br /> <br />complete the same in a first-class, workmanlike manner. If Tenant does not <br /> <br />promptly make such arrangements, landlord may, but need not, make such <br />repairs, maintenance, and replacements, and the costs paid or incurred by <br /> <br />Landlord therefor shall be reimbursed by Tenant promptly after request by <br />Landlord. Tenant shall indemnify Landlord and pay for any repairs, maintenance, <br /> <br />and replacements to areas of the Property outside the Premises actually caused, <br />in whole or in part, as a result of Tenants moving any furniture, fixtures, <br /> <br />or other property to or from the Premises, or by Tenant or its employees, agents, <br /> <br />contractors or visitors. <br /> <br />3.5 <br /> <br />Landlord's Repairs. <br />Except as provided in Section 3.4 or for damage covered under <br /> <br />Article 6, landlord shall keep the common areas of the Property, including the <br />roof, any structural components of the Building, and the exterior of the Building, <br /> <br />in good and sanitary condition, working order, and repair. The cost of landlord's <br />repairs hereunder shall be included in Operating Expenses, as described in <br /> <br />Section 2.3.6, except as limited therein. <br /> <br />3.6 <br /> <br />Waiver by Tenant. <br />Tenant expressly waives the benefits of any statute now or <br /> <br />hereafter in effect which would otherwise afford Tenant the right to make repairs <br />at Landlord's expense or to terminate this lease because of Landlord's failure to <br /> <br />keep the Premises in good order, condition, and repair. <br />
