FINDINGS OF FACT/Page Two <br /> To service any equipment above the T-bar system, the drop-in panels must be removed (or set <br /> aside on top of the grid). <br /> This is made very difficult to do without damaging the panels. <br /> The 12" minimum clearance above the grid system would make the areas accessible without <br /> damage to the system. <br /> The additional weight of the wires on the grid could cause support failure (a noncalculated load) <br /> with any seismic action. <br /> Being in the midst of "high-tech" industries, there is an inordinate amount of cables installed for <br /> communication and computer systems. <br /> 5. SECTION 9.115 -Aluminum conductors. The geographic location of this area, surrounded <br /> by the ocean and bay waters produces an atmosphere of high saline (salt) content. <br /> Exposed aluminum wire readily corrodes with aluminum oxide which has insulative characteristics; <br /> all the more reason to follow the step-by-step instructions in preparing aluminum wire for <br /> termination. <br /> Aluminum wire must be handled very carefully when removing the insulation, cleaning with a wire <br /> brush, protecting with a corrosion inhibitor (anti-oxidant), and making connections with the use <br /> of torque charts, wrenches and/or screw drivers. <br /> If the above steps are not followed a "high-resistance" termination (connection) will occur. <br /> The aluminum wire will heat up at the terminal, electrical arcing will start destroying the wire, the <br /> terminal, and the equipment in use, with the possibility of personal injury. <br /> 6. SECTIONS 9.121 THROUGH 9.131 - Seismic design requirements for Younger Bay <br /> Mud. Redwood City contains an area underlain by younger bay mud. Special construction is <br /> required in this area in order to protect new construction from severe damage or failure in the <br /> event of an earthquake (Redwood City is located in an area recognized as the most severe seismic <br /> zone). Prior to the development of this area, Redwood City commissioned a seismic advisory <br /> board of renowned experts to develop design criteria for construction in this area. An initial report <br /> was issued in 1972, with the City Council thereafter adopting requirements for construction. <br /> Redwood City commissioned a member of this original board to review the updated 1988 and 1991 <br /> Uniform Building Code for correlation with the Redwood City Younger Bay Mud provisions.
