<br />MARINA RESTAURANT FACILITY - Mr. Ullrich advised the commission
<br />that Dennis Woodman, of the Sequoia Yacht Club, told the Council
<br />that the Club will oppose installation of the facility at the
<br />proposed location. It was reported that the Club indicated that
<br />it would create a hazard for sail boats coming around the corner
<br />and that building would restrict wind and as a result boaters
<br />would not have proper control. Mr. Ullrich said the restaurant
<br />

<br />site is the same one that the Sequoia Yacht Club group had hoped
<br />to have their building on - but that city had been saving it for
<br />a revenue prod uct ing acti vi ty i 'tha t a grea t deal of money had

<br />been spent at the Marina before city learned that they did not
<br />
<br />- .

<br />"own the water", it being owned by Leslie, and without Leslie's
<br />approval to city to use the area, there would be no access to
<br />the marinaadd docking facilities; that city lease agreement with
<br />Sequoia Yacht ~lub provides for land rental of $385 per year-
<br />for land identical in size as that proposed for use by the res-
<br />taurant facility at a basic land rental of $10,000 per year,
<br />that a condition in the Yacht Club lease provides that their
<br />building must be made available to the public for not less than
<br />200 days a year (rentals); that city is assembling information
<br />

<br />and material for presentation to BCDC on February 19th.

<br />Mr. Ullrich said restaurant facility will be on leased land of
<br />10,000 sq. ft.1 will have a seating cap~city of 270; and a mini-
<br />mum construction value of $600,000; 35% of building will be on

<br />land and balance on 53 piles, 1,9 of which are subject to tidal
<br />water, 16 on dry land, and balance of pilings are in and out of
<br />water depending on tidal range; that location of facility is to
<br />

<br />provide physical views from the restaurant - over boat docking,
<br />to salt pile, and towards the Port; facility has a potential
<br />revenue to the city of around $25,000 a year - income from the
<br />land lease portion ($10,000) must be used at Marina for further
<br />developments, balance of income could be used for other places;
<br />that the brick wall and some of the aggregate area of the land-

<br />scaping installed several years ago would have to be removed;
<br />that facility would have non-exlusive parking rights-on a first
<br />come, first serve basis - in parking sites at the Marina - with
<br />city guaranteeing that there would be no less than a total of
<br />250 of these non-exclusive spaces in the total Marina area. Mr.
<br />Ullrich showed commission the site plan for the restaurant facility.

<br />Mr. U1lr,ich said he thought that u1 timate1y the Stanford Crew
<br />facility would be moved to Shores and would use inland controlled
<br />waterways, near bridge, which' would provide a 3,000 meter course
<br />on waterway without any wind probl~ms, without any boat problems,
<br />and with spectator areas on both sides of waterway.

<br />4 - IICOMMUNITY PARKII DESIGNATE FOR STEINBERGER SUBDIVISION, SHORES:
<br />Commissioner Thompson said a IICommunity Park" designation, 6.9
<br />ac. area, in the Steinberger planning area was incorrect. no
<br />communtiy park should be designated unless it contains between
<br />25-50 acres.
