<br />than the Building Regulations, including without limitation: in-lieu fees or payments; <br />assessments; dedication or reservation requirements; obligations for on-site or off-site <br />improvements, facilities or services; deposit requirements; bond requirements; insurance <br />requirements; subdivision improvement requirements; mitigation measures in connection with <br />environmental review of the Project; excise taxes on development; or fees for services. <br /> <br />Exchan¡{e Agreement. That agreement by and between Pacific Shores and the Port of <br />Redwood City providing for the exchange of certain properties between them and related <br />matters dated as of April 23, 1997. <br /> <br />Existing Approvals. Those Approvals obtained by Pacific Shores or its predecessors in <br />interest from City as of the Effective Date, and all amendments, revisions, and modifications <br />thereto pursuant to this Agreement. The following Approvals constitute the minimum <br />Existing Approvals: <br /> <br />(i) This Agreement; <br /> <br />(ii) The ErR; <br /> <br />(Hi) The General Plan Amendment adopted by Resolution No. 12798; <br /> <br />(iv) The Prezoning adopted by. Ordinance No. 1130-295; <br /> <br />(v) The Vesting Tentative Map; <br /> <br />(vi) The Planned Development Permit; <br /> <br />(vii) The Master Development Plan; <br /> <br />(viii) The Sewage Capacity Transfer Approval. <br /> <br />Existing Development Regulations. The Development Regulations in effect thirty (30) <br />days prior to the Effective Date. <br /> <br />Final Development Plan. A detailed site plan and overall architectural and/or <br />landscaping plan describing contemplated development on a Parcel. including schematic <br />elevations, sections and plans for buildings and associated paths, landscaping and surrounding <br />open spaces and meeting the requirements set forth in paragraph 46.4 of City's Zoning <br />Ordinance. Any amendment to a Final Development PLan shall follow the procedures set <br />forth in Section 46.10 of City's Zoning Ordinance. <br /> <br />Gross Buildtng Floor Areu ur GBFA.
