THIS -~ASE, by and between the UNITED STATES POSTAL SERVICE, hereinafter called Lessor. and Redwood <br />Ci ty Recl. Agency, hereinafter called the lessee, whose address is 10.17 Middlefield Road Redwood City <br />CA 9406:,-1993, to use and occupy the property hereinafter described under the terms and subject to the conditions <br />contained herein, <br /> <br />2. TO HP VE AND TO HOLD the premises with their appurtenances for the following term: <br />FIXEr TERM: The term beginning ~~, 2005 and ending~~E~l 2010 for a total of 5 <br /> <br />year (s) ./wi th automatic l2 ~g.rth extensions thereaffer ' <br /> <br />4. The Pc 'stal Service may terminate this Agreement at any time by giving 180 days prior written notice to the Lessee. <br /> <br />5. The Le ssee shall pay the Lessor an annual rent of <br /> <br />In li,~~ of payment. the lassee will maintain the area in an acceptable manner after <br />the d'~mol1tion and renovat1oq in accordance with the attached exhibits. <br /> <br />6, The Le~isor shall furnish the Lessee with services and utilities as follows: <br />City ~i.ll furnish the utilities for all of the areas in the Post Office Pageo that <br />they ~ill be maintaining. Demolition and Renovation will be in accordance with <br />Exhibjts Band C. The area outleased is as indicated on the Preliminary Design of the <br />"Post Office Pageo - Redwood City, CA" by Ron Benoit Associates Landscape Architects <br />dated 12/9/04 (Exhibit C,) . . <br /> <br />If the heating or air conditioning services are provided under this lease, th~ Lessor agrees to maintain temperatures in <br />the demis8c premises in accordance with current Postal Service standards for postal buildings. In the event of a fuel <br />shortage or change in applicable law or regulation where the Lessor is required to cut back or curtail fuel consumption, <br />the Lessee ¡ 19rees to accept heating or air conditioning at whatever levalls available. <br /> <br />7.
