6. OWNERSHIP AND MAINTENANCE OF IMPROVEMENTS. It is agreed that title and ownership of the new public street, a new fire hydrant, a new street light system, and the water mains and services to the water meters constructed in Toyon Way for the benefit of City hereunder by Owner shall vest absolutely in City upon completion and acceptance of such Improvements by City. The Owners, or their successors, will own and maintain the storm drain facilities and pipes to the nearest public storm drain manhole, and the private sewer system to the nearest public sanitary sewer manhole. The maintenance responsibilities and other requirements are set forth in the "Sewer and Stormwater Systems Maintenance Agreement." 7. WORK SUBJECT TO APPROVAL. All work provided for in this Agreement and more specifically described in the plans and specifications herein referenced shall be subject to the approval and acceptance by the Manager, Engineering and Construction before the release of any security required herein. Reference is hereby made to (a) that certain final map entitled, "Toyon Way Subdivision", (b) those certain plans on file in the office of the Manager, Engineering and Construction entitled, "Improvement Plans for Toyon Way", and (c) those certain revised specifications entitled, "Engineering Standards for the City of Redwood City", adopted October 13, 2003, for a more particular description of the work and Improvements generally described in this Agreement. Said final map, plans and specifications referenced in this paragraph are hereby incorporated herein and made a part of this Agreement.
