<br />;7ð-L <br /> <br />by staff from Planning, Engineering and Construction, Redevelopment, and Community <br />Development Services Administration, with inputfrom other departments as needed. Many <br />of the programs that relate to engineering criteria and procedures have been implemented <br />administratively. In March of 2005, the City retained Curtis Williams of MHA Environmental <br />Consultants to assist staff to implement those measures that require reyisions to the <br />Zoning Ordinance. Those modifications are the subject of this agenda item. <br /> <br />Planning Commission Review <br />On October 4, 2005, the Planning Commission reyiewed and recommended approyal (6-0 <br />vote) of the proposed zoning amendments. The following are attached: <br /> <br />1. Attachment #1 - A table summary of the reyised zoning proYisions; <br /> <br />2. Attachment #2 - Planning Commission's staff report which includes additional <br />background and discussion regarding the amendments; <br /> <br />3. Attachment #3 - Minutes of the Planning Commission's meeting (pertinent <br />pages only), and <br /> <br />4. Attachment #4 - Draft Zoning Ordinance Amendments <br /> <br />Alternatives <br />The City must comply with the regulations and statutes governing municipal stormwater <br />pollution prevention and water quality standards as established by Federal and State law. <br />There is some flexibility in terms of addressing these specific provisions, however, so that <br />the alternatives available include the following: <br /> <br />. Adopt revised provisions of the Zoning Ordinance amendments. <br />. Defer action and request additional information prior to further review. <br /> <br />Fiscal Impact <br />The implementation of the proposed amendments will inyolye additional staff time to <br />address the various standards, particularly by staff of the Community Development <br />Services Department. Some additional costs will also be incurred to develop handouts for <br />applicants, assisting them to comply with the code revisions.
