Claire, Bruce Codding, Jeffrey Gee, Nancy Radcliffe <br /> <br />RE: 439 Fuller Street (Tuscan Tower) <br /> <br />Dear Mr. Church, <br /> <br />Pursuant to our meeting on June 23, 2005, based on your recommendation, and in <br />compliance with Article 52.5 of Ordinance #1130, we are formally writing to request <br />the preparation of a site specific precise plan for the Tuscan Towers project, which was <br />submitted to the your department on March 17, 2005. <br /> <br />The developers behind Tuscan Tower ("TT") initiate high end projects that are <br />architecturally unique and subscribe to each individual city's goals. This fact is evident in <br />our last project, La Coeur de fa Ville, located in downtown Los Altos. As such, the goals <br />of Redwood City's Downtown Precise Plan ("DPP") were instrumental to our decision to <br />commit to the project and significantly contributed to the overall design of the TTP. <br /> <br />We believe that our commitment to conforming to the intended design goals of the DPP <br />is evident in the expenses we have undertaken to date in order to understand the City's <br />vision and submit conceptual designs in support of the DPP. Our objective in doing so is <br />to expedite the approval process by being the City's first cooperative implementation of a <br />project that confonns to the envisioned DPP. <br /> <br />It is our understanding that the Planning Department is tasked with evaluating and <br />accepting our plans in accordance with a Site Specific Precise Plan ("SSPP"). However, <br />all SSPP's are to be influenced by and developed in accordance with the DPP. The City <br /> <br />Council confinned that the DPP is not scheduled to be approved in the near future. In <br />fact, as Mayor Ira and other members of the City Council pointed out at the June 13th <br />meeting, an interim plan is needed to address the currently active proposals for <br />development in the downtown area. Our project is one such project and should therefore <br />be addressed in the interim. <br /> <br />1 <br /> <br />
