<br />6t?-/9 <br /> <br />Accordingly, we believe that the conceptual desIgns submitted are in support of the <br />guidelines for adoption of Precise Plan's under Article 52.5A as follows: <br /> <br />1. Need for desired residential housing in close proximity to downtown to rekindle <br />the "around the clock" foot traffic culture required to support the business <br />infrastructure. We have endeavored to provide just that. We have stretched our <br />means to provide a structure which is safe, high quality and in harmony with the <br />City's vision of the future down town plan to provide housing for medium income <br />level families to relieve the shortage of housing. . <br />2. TT is committed to making desired housing close to downtown affordable by <br />allocating 14 ofthe units to low income families. Recognizing the physical <br />constraints we have with respect to the' high water level on this particular site, we <br />request that the City shows some flexibility in'tenns of height, parking and set <br />backs to make this project economically feasible. <br />3. The architectural style submitted for TT confonns to the European downtown <br />environment envisioned for Redwood City. TT architectural design will enhance <br />the image of the down town and hopefully would serve as a model for others to <br />follow. <br />4. Tuscan Tower will be generating income for the city as well as the county in <br />tenns of property taxes. A day of delaying such a project is a day in deferring a <br />sure income for the City. <br />5. Leaving a vacant land in the heart of the downtown seems contrary to the vision <br />of having an attractive cosmopolitan area which invites a leisurely walking <br />pedestrian environment. <br />6. Due to the proximity ofthe relatively high, multi-story County buildings, this <br />particular site should be a most likely candidate for considerations of height and <br />set back variances. Our building will significantly enhance the current ambiance. <br /> <br />We recognize that these elements are required for the successful execution of the plans <br />for Downtown and propose to spearhead a successful implementation of SSPP. We <br />believe that this is in the best interest of DPP as it will encourage other developers to <br />invest in the area in support of the vision. <br /> <br />In conclusion, we would respectfully request that that the Planning Commission and <br />the City Council grants us the pennission to go ahead with the site-specific plan quickly <br />so that we may meet our investor's demands. If these issues continue to drag-out much <br />beyond the already delayed schedule, we will be forced to abandon the project at a loss. <br />That would be a terrible loss for the City, as well as our investors.
