EXHIBIT A
1. Scone of Work/ Tasks
Contractor will install new roof drains and resurface the roof of the communications building
located on California Way in Redwood City.
Task 1: Install Two (2) New Cast Iron Sumn Drains
a. Contractor will determine the lowest point at two corner areas of the roof.
b. Contractor will cut out and remove the built up roofing (approximately 12" by 12" area)
and core drill the concrete deck using a 8" by 4" concrete bit.
c. Contractor will install a new 3" drain at the two areas, and will tie it to the existing
concrete roof deck per National Roofing Contractors Association specifications.
d. Contractor will also install a new sump pan, with one ply of Certainteed Mid Ply S/A
roofing felt. The felt will be slipped under the leading edge of the existing roof membrane
a minimum of six inches.
e. Contractor will prepare a four (4) pound per square foot lead gasket to fit the sump. This
will be pressed into fresh Elephant Brand rubberized modified asphalt, which will be
applied at the base of the frame. A second application of Elephant Brand asphalt will be
applied over the lead gasket and over the existing roof a minimum of six (6) inches.
Contractor will reinforce the tie-in seam with a 6" fiberglass membrane.
f. Contractor will apply an application of Vulkem 801 one part urethane onto the new drain
tie-in areas. Contractor will brush the mixture over the entire drain to extend a minimum
of 8" to the existing roof membrane, to a forty mil thickness. Contractor will apply one
ply of stitch bonded polyester membrane into the fresh urethane, and will brush the
membrane firmly into the contours of the drains to assure good adhesion. Contractor will
then apply a second application of the urethane following the same procedure as above.
To finalize, Contractor will envelope the newly reinforced sump drains in white ceramic
roofing granules.
g. Contractor will install a 3" cast iron pipe at each of the new drains and connect at a
running slope of not less than one quarter inch per lineal foot. Contractor will core drill
the cinder block wall to a 3 %" circumference. Contractor will direct the drain lines
through the cinder block wall and waterproof the penetration area with a %z" bead of
SonnerbomeNp-1 sealant.
h. Contractor will thoroughly water test the drain and plumbing lines to ensure water
tightness.
Task 2: Install New AcrvPly All-Acrvlic Roof Svstem
a. Contractor will prepare the existing roof for treatment, including: scraping all excess
asphalt at lap seams, cleaning and wire -brushing the roof, and removing existing pipe
support blocks.
b. Contractor will seal drains via a three course detail using Tremco Vulkem 801 one part
urethane and Tietex polyester membrane.
c. Contractor will coat the entire roof with National Coatings Clear Seal Primer, applying at
a rate of 0.5 gallons per 100 square feet.
REV: 03-23-1815
ATTY/AGR.2018.064/Just Leaks, Inc. - Server Roof Repair
