<br />9 <br /> <br />Section 30.7 Required LoadinQ Facilities. In any district in <br />connection with every building or part thereof having a gross floor <br />area over 4,000 square feet, which building is to be occupied for <br />manufacturing, display, storage, or warehousing of goods, retail <br />sales, a hotel, a hospital, a mortuary, a laundry, a dry cleaning <br />establishment, or other similar use requiring the receipt or <br />distribution by vehicles of material or merchandise, there shall be <br />provided and maintained, on the same lot with such building, at least <br />the minimum number of loading berths and areas according to the <br />following schedule: <br /> <br />Gross Floor Area <br />0 -3,999 sq. ft. <br /> <br />Number of Areas and/or Berths <br />-0- <br /> <br />4,000 -9,999 sq. ft. <br /> <br />1 loading area, as determined by <br />the Zoning Administrator. <br /> <br />10,000 -69,999 sq. ft. <br /> <br />1 loading berth, plus 1 loading <br />area, as determined by the Zoning <br />Administrator. <br /> <br />70,000+ sq. ft. <br /> <br />2 loading berths, plus 1 loading <br />area, as determined by the <br />Zoning Administrator. <br /> <br />Each off-street loading berth shall not be less than 12 feet in width <br />and 45 feet in length, with 15 feet of vertical clearance. <br /> <br />Section 30.8 Access Drives. Every required parking space, <br />garage space, or carport space for more than five vehicles, and every <br />required loading space, shall have access to a dedicated public right- <br />of-way by means of an access drive of not less than 20 feet in width, <br />unless two one-way access drives are provided, in which case each <br />drive shall be at least 10 feet in width. All other required parking <br />spaces, carport spaces, or loading spaces, shall have access to a <br />dedicated public right-of-way by means of an access drive of not <br />less than 10 feet in width. Joint use of driveways and turning space <br />shall be permitted when the rights to such use are conveyed to and <br />recorded by the mutual owners. <br />
