developer would construct the internal Main Street to current City standards, including
providing 45 on-street public parking spaces adjacent to the City’s future park site. The
developer has also agreed to construct Blomquist Street from Maple Street to the Redwood
Creek.

Figure 3: Blomquist Street and Land Swap

Along the creek side of the property, the developer would construct and maintain the Bay
Trail extension that would allow public access to Redwood Creek. New Redwood Creek
retaining walls would be located a minimum of five feet from the top of the existing creek
bank. The new trail would be comprised of asphalt with decomposed granite shoulders,
landscaping, seating areas, bike parking, interpretive signs and map and a bike tune-up
station. The developer has also agreed to construct and maintain a new waterfront park and
watercraft launch area at the northeastern end of the project site, which includes a portion of
City property. The agreement to maintain the park and watercraft launch area is key, as it will
allow the public to have full access the park, trail and water, without impacting the City’s
General Fund. The design details of this space are conceptual at this point and will be refined
at a later date.
7.A. - Page 8
