The 131 units at a density of 17 units per acre would be configured within 20 buildings <br />clustered around internal roadways, landscaped elements and the waterfront. The <br />development includes 88 two-bedroom units and 43 three-bedroom units. The townhomes <br />are designed with two levels of living space above a ground level, two-car garage. The <br />garages include a mix of two-car, side by side and two-car tandem parking configurations. <br />Guest parking is distributed throughout the development, complying with the City’s <br />requirement of 33 guest parking spaces. Secure bicycle parking is provided within the garage <br />spaces and distributed throughout the site, complying with the City’s requirement of 44 <br />bicycle spaces. The project also includes a publically accessible bicycle tune-up station along <br />the Bay Trail. <br /> <br />Figure 2: Proposed Site Plan <br /> <br /> <br />Landscaping improvements would be distributed throughout the site, with a garden <br />playground at the center of the development and landscape courtyards between buildings. <br />The garden playground includes landscaping, seating areas and children’s play equipment. <br />Landscaped courtyards would be located at several locations between buildings and includes <br />seating areas and serve as gathering areas and enhanced internal connections to the <br />waterway. The parking alley courts include stamped asphalt and overhead vine cables <br />attached to buildings. The central roadway also includes several locations of stamped <br />asphalt to provide a decorative main entry and enhance the connections to the waterway. <br />The City would dedicate a portion of Maple Street to the development in exchange for the <br />developer providing a public access easement to allow the Blomquist Street extension.
