The Closeout Report shall <br />be submitted to the City for review and approval prior to the <br />issuance of a demolition permit. <br /> <br />HAZ-3: Construction of the <br />proposed project and the project <br />variant could result in potential <br />health risks associated with <br />exposure to VOCs. <br />HAZ-3: The project applicant shall include the following in <br />the Regional Water Board-approved Response Plan to <br />ensure that potential health risks associated with exposure <br />to VOCs are below established thresholds: <br /> <br />Following excavation of impacted soil and backfilling of <br />excavations, soil gas confirmation samples will be collected <br />from: 1) previous sample locations with VOC concentra- <br />tions greater than appropriate risk thresholds; and 2) the <br />former engine repair facility. An appropriate amount of <br />time (to be indicated in the Response Plan) shall be allowed <br />for soil gas conditions to equilibrate in newly placed fill <br />material prior to the collection of soil gas confirmation <br />samples in areas where fill has been placed. Following <br />excavation and soil vapor confirmation sampling, the <br />potential health risks associated with vapor intrusion shall <br />be recalculated using previous and confirmation soil gas <br />sample results to determine if and where vapor mitigation <br />systems (VMS) would be required per the Response Plan. <br /> <br />The project applicant shall provide written approval from <br />the Regional Water Board of the successful implementation <br />of the Response Plan and proposed residential land use to <br />the City prior to issuance of a certificate of occupancy. <br />Prior to issuance <br />of certificate of <br />occupancy <br />Project Applicant Redwood City <br />Community <br />Development <br />Director 7.A. - Page 82
