shall preclude Permittee from bringing, keeping or using on or about said Premises and <br />buildings such materials, supplies, equipment and machinery as necessary or <br />customary in carrying on its said business. <br />10. Permittee shall obtain all necessary permits and licenses and shall comply with <br />all ordinances, regulations and laws, and with all of the requirements of all municipal, <br />county, and state and federal authorities now in force, or which may hereafter be in <br />force, pertaining to the Subject Premises, including, but not limited to, any and all <br />environmental regulations pertinent to Permittee's use of Redwood Creek. <br />11. City reserves the right to enter upon the Subject Premises at any reasonable <br />time to inspect the same and to require Permittee to keep said Premises in good <br />maintenance, order and repair. <br />12. No signs, placards, or advertising devices of any type shall be inscribed, painted, <br />attached or placed upon any portion of the Subject Premises, or the improvements <br />situate thereon, or upon the public areas adjacent thereto, without obtaining City's prior <br />written consent. <br />13. Permittee agrees to pay for all labor done or materials furnished in repair, <br />replacement or improvement of the Subject Premises by Permittee, and to keep the <br />Subject Premises and all improvements and Permittee's possessory interest therein <br />free an clear of any lien or encumbrance of any kind whatsoever created by Permittee's <br />action or omissions. <br />14.
