<br /> 05/07/2018 <br />Page 2 of 21  <br />ATTY/RESO.0033/CC RESO 1548 MAPLE APPROVING PROJECT PERMITS RESO. NO. 15662  <br />REV: 04‐30‐18 PR  MUFF NO. 601   <br />approve a Planned Development Permit and Condominium Permit, approve the Tentative <br />map, approve an Architectural Permit and approve a Sign Permit for the 1548 Maple <br />Street project; and <br /> <br />WHEREAS, the City Council introduced an Ordinance to create Mixed-Use <br />Waterfront District consistent with the General Plan (“Waterfront Ordinance”); and <br /> <br />WHEREAS, on May 7, 2018, the City Council adopted a Resolution certifying <br />the Final Environmental Impact Report for the 1548 Maple Street Project, adopting CEQA <br />findings and adopting a Mitigation Monitoring and Reporting Plan, in accordance with the <br />requirements of the California Environmental Quality Act; and <br /> <br />WHEREAS, the City Council introduced ordinances to rezone the Project site to <br />Mixed Use Waterfront District and to approve a Development Agreement to effectuate the <br />Project (“Project Ordinances”). <br /> <br />NOW, THEREFORE, BE IT RESOLVED AS FOLLOWS: <br /> <br />Section 1: The City Council, having independently heard, considered, and <br />weighed all evidence in the record, finds that the above recitals are accurate and <br />constitute findings in this matter and, together with the staff report and the application <br />materials, including without limitation the Final EIR, development plans, and all other <br />documents, reports, studies, memoranda, maps, oral and written testimony, and <br />materials in the City's file for the applications and the Project, and all adopted City <br />planning documents relating to the Project and the property including the City's <br />General Plan, Municipal Code, Zoning Ordinance, other applicable City laws and <br />regulations, and all associated approved and certified environmental documents, have <br />together served as an adequate and appropriate evidentiary basis for the findings and <br />actions set forth in this Resolution. <br /> <br />Section 2: The City Council hereby finds the location, purpose, and extent of <br />the disposition request is consistent with the Redwood City General Plan. <br /> <br />Section 3: Planned Development Permit (PC2014-03) and the <br />Condominium Permit: In the exercise of its independent judgement, the Council finds <br />that: <br /> <br />a) The design and construction quality contained in all aspects of the development plan <br />is expected to exceed the quality standards typically required for new <br />developments located in similar Zoning Districts. <br />Basis for finding: The proposed project design and construction quality exceeds <br />the minimum quality standards typically required for new developments <br />located in similar Zoning Districts. The project incorporates high-quality <br />contemporary designed stoop units that would front onto the Bay Trail for visual <br />interest and to promote pedestrian activity. The project would incorporate <br />numerous landscaped connections to the waterway. <br /> <br />b) The project complies with Chapter 30, Subdivisions, Article XI, Section 30 regarding <br />condominiums. <br />Basis for finding: The project complies with the Municipal Code requirements
