<br />Figure 4: Waterfront Park Concept <br /> <br /> <br /> <br />ANALYSIS <br /> <br />Zoning Map Amendment <br />The project site is currently located within the Tidal Plain (TP) Zoning district with a General <br />Plan Designation of Mixed Use Waterfront. The TP Zoning district allows agricultural uses, <br />parks and recreation areas, warehouse and storage buildings, commercial recreation uses, <br />equipment or materials storage, salvage yards, sewer plants, sanitary landfill and other similar <br />uses. The land uses in this zoning district are inconsistent with the General Plan designation for <br />the site, which allows for the creation of unique neighborhoods that take advantage of Redwood <br />City’s bay frontage. The Mixed Use Waterfront General Plan land use designation allows a mix <br />of uses that includes housing and supporting commercial businesses, hospitality and restaurant <br />uses that attract visitors and businesses that support marina functions. Public access and open <br />space amenities are required along the waterfront and internal pedestrian circulation of the <br />neighborhoods should link to waterfront amenities. The emphasis is on residential development <br />with commercial uses providing a clear supporting use. <br /> <br />The Zoning Code was not updated to include a new Mixed Use Waterfront (MUW) Zoning <br />district after the General Plan was adopted in 2010. As described above, staff has prepared the <br />text for the MUW district for consideration by the Planning Commission and City Council. The <br />6.4.B. - Page 127
