new regulations contained in the proposed MUW district were modeled after regulations
included in the draft IHSP for this site.

The applicant requests a Zoning Map Amendment to designate the site MUW, for consistency
with the General Plan and to accommodate the new development. Staff has reviewed the
project for compliance with the proposed MUW zoning regulations, and has determined that all
applicable standards have been met (see Table 1 below).

Table 1 : Compliance with Key MUW Zoning Standards
Standards Proposal Complies
Height 40’ max 40’ Yes
Density 20 du/ac
(40 du/ac with bonus)
17 du/ac
Yes
Waterway Setback
(measured to top of
existing creek bank)
Min: 45’ (35’ with bonus)
Average: 55’ (40’ with bonus)
35’
40’ Yes with bonus
Distance between
buildings
20’ min 20’ Yes
Building length 200’ max. 151’ Yes
Lot coverage 60% max. 31% Yes
Parking 262 spaces
33 guest spaces
262 spaces (garages)
33 guest spaces Yes
Bike Parking 44 spaces (1 space/3 units) 272 spaces (including 2
in each garage) Yes
Open Space 39,300 sq. ft.
