City staff reviewed the conceptual plans and <br />provided feedback on the proposal. <br /> <br />FIGURE 2: Conceptual Plan from October, 2016 <br /> <br /> <br />In April of 2017, the applicant submitted a Planned Community Permit proposal to <br />construct a new six- and seven-story multi-family residential building containing 125 <br />for-rent units (106 market rate units / 19 affordable apartment units), with 182 vehicle <br />parking spaces and 42 bicycle parking spaces within two levels of parking, both above <br />grade due to updated FEMA maps. This reflects the current proposal which was <br />approved by the Planning Commission. <br /> <br />FIGURE 3: Proposed Plan from April, 2017 (and approved by the Planning Commission) <br /> <br /> <br /> <br />The project would provide a public trail segment along Redwood Creek at the rear of the <br />property. The trail would be 14 feet wide and consist of a 10-foot wide concrete path <br />with a two foot decomposed granite border on each side. The creek side improvements <br />include an overlook point with seat walls and two bicycle racks. Between the creek trail <br />and the building, the project would provide tables and chairs, fitness stations, bicycle <br />racks, and a bocce ball court. Pedestrian site access would be provided on the north <br />and south sides of the building by a five foot wide sidewalk connecting from the public <br />sidewalk to the rear of the site. The pathway on the north side serves as the primary <br />connection for bicyclists from the sidewalk to the secure bike racks located within the <br />structured parking. The north side would also include a wide paved area inviting <br />pedestrians to a green space, additional meandering pedestrian path, bench seating, <br />and a decomposed granite path. The project would provide signs to the creek side trail <br />at the north and south access points, and interpretive panels about Redwood Creek on <br />the north side of the project. <br /> <br />Vehicular access would be provided from Main Street, south of the new building.
