5. Burlingame
In February 2018, the Burlingame City Council signaled that it intends to adopt an inclusionary requirement and possibly
an affordable housing impact fee for new residential development but the city is still working on the details. Driving the
process is the city's pending general plan update, which will likely result in up -zoning for residential in large areas of town.
Back in 2015, the city heard findings in new residential and commercial nexus analyses commissioned in partnership with
San Mateo County and its other cities through the 21 Elements initiative. The council in June 2017 adopted a commercial
Linkage fee for office development but did not pursue a fee on new residential projects.
Type
Single-family
detached
Condos/Townhomes
Rental -multi -family
Office
Retail
1Hotel
Maximum Justified Fee
Current Fee*
Percentage of
Maximum
Justified Fee
(estimated)
($104,00 per unit or $52 per sq. ft.
INo fee
NA
1$84,000 per unit or $56 per sq. ft.
NA
fee
1$127,500 per unit or $85 per sq. ft.
_INo
INo fee
NA
$245 per sq. ft.
$25 per sq. ft. for offices of 50,000 sq.
10%
ft. and larger and $18 per sq. ft. for less
than 50,000 sq. ft.
ft
1$283 per sq. .
— — — -- —
per sq. ft.
$7 p
2.5%
1$163 per sq. ft.
1$12 per sq. ft.
7%
-- --
---212812018
'Commercial developers who pay prevailing wages receive a break on the fees.
6.
