There will be a maximum of one round of City staff review/comments for the Administrative Draft Precise Plan and for the Administrative Draft IS/MND Graphics for the Precise Plan shall rely primarily on mapping and documents available from the City MHA will attend meetings with the staff, applicant, and public as outlined in Task 1; any requests for attendance at additional meetings will be invoiced on a time and materials basis MHA will attend public meetings with the Architectural Review Committee, Planning Commission, and City Council as outlined in Task 7; any requests for attendance at additional public meetings will be invoiced on a time and materials basis Comments on administrative copies of any documents delivered to the City for review and comment shall be provided to MHA as a single set of consolidated comments and/or at a single meeting with staff Special studies for environmental review (biological, cultural, hydrology, etc.) shall not be required, except for the proposed traffic study, which is to be prepared under separate contract; visual photosimulations, if necessary, will be provided by the applicant's architect from locations and in a format acceptable to the City and MHA Thresholds of impact for all environmental parameters included in the IS/MND will be defined by the City and MHA during the early stages of the preparation of the Initial Study, and changes to the significance criteria after that point may affect the schedule, scope, and budget for the environmental document MHA may reallocate time and budget among the MHA team and among the identified tasks without further approval by the City The City will provide MHA with a listing of past, present, and reasonably anticipated future projects for incorporation into the Cumulative Impacts analysis of the Initial Study All direction by the Town to MHA to perform additional work or participate in additional meetings shall be authorized in writing prior to MHA proceeding with the additional task(s) . . . . . . . . .
