<br />(i) <br /> <br />payments of principal, interest, late fees, <br /> <br />prepayment fees or other charges on any debt or amortization payments on any <br /> <br />mortgage or mortgages executed by Landlord covering the Property or the <br /> <br />Building (or any portion thereof) now or in the future, rental concessions or <br />negative cash flow guaranties, or rental payments under any ground or <br /> <br />underlying lease or leases; <br /> <br />0) <br /> <br />Landlord's general administrative overhead <br /> <br />expenses for services not specifically performed for the Building, or salaries of <br />any officer or employee of Landlord (or any subsidiary or affiliate of Landlord) <br /> <br />above the grade of building manager and maintenance manager; <br /> <br />(k) <br /> <br />any compensation paid to clerks, attendants, or <br /> <br />other persons in commercial concessions operated by Landlord; <br /> <br />(I) <br /> <br />all items and services for which Tenant pays <br /> <br />directly to third parties or for which tenants reimburse landlord; <br /> <br />(m) <br /> <br />rentals and other related expenses incurred in <br /> <br />leasing air conditioning systems, elevators, or other equipment ordinarily <br />considered to be of a capital nature, except equipment which is used in providing <br /> <br />janitorial services and which is not affixed to the Building, and except for making <br />repairs or keeping permanent systems in operation while repairs are being made; <br /> <br />(n) <br /> <br />costs relating to maintaining Landlord's <br /> <br />existence, either as a corporation, partnership or other entity, such as trustee's <br /> <br />fees, annual fees, partnership or organization or administration expenses, deed <br />recordation expenses, legal and accounting fees (other than with respect to <br /> <br />Building operations); <br /> <br />(0) <br /> <br />expenses and costs incurred to test, monitor, <br /> <br />survey, clean up, contain, abate, remove or otherwise remedy any hazardous <br /> <br />L~~ <br />~ <br />
