<br />such extra HVAC services, and Tenant agrees to reimburse to landlord its actual <br /> <br />costs of providing such extra HVAC services. Tenant shall have the right to "call <br />up" HV AC services for use outside of business hours by means of access codes <br /> <br />proper to the individual HV AC zones in the Premises. <br /> <br />3.3.4 Excess Utility Use. <br /> <br />Landlord may install and operate <br /> <br />meters or any other reasonable system for monitoring or estimating any services <br /> <br />or utilities used by Tenant in excess of those required to be provided by Landlord <br />under this Article (including a system for Landlord's engineer to reasonably <br /> <br />estimate any such excess usage). If such system indicates such excess services <br /> <br />or utilities, Tenant shall pay landlord's reasonable charges for installing and <br />operating such system and any supplementary air-conditioning, ventilation, heat, <br /> <br />electrical or other systems or equipment (or adjustments or modifications to the <br /> <br />existing Systems and Equipment), and Landlord's reasonable charges for such <br />amount of excess services or utilities used by Tenant. If Tenant's use of extra <br /> <br />utilities or services causes Landlord's regulated baseline quantities of water, gas, <br />electricity, or any other utility or service to be exceeded, Tenant shall pay for <br /> <br />such excess quantities of such utilities or services at the rate which is imposed <br />upon Landlord for quantities in excess of the regulated baseline. In addition, <br /> <br />Tenant shall pay prior to delinquency any fine or penalty which may be imposed <br /> <br />upon landlord by virtue of Tenant's excess usage of any services or utilities, <br /> <br />including, but not limited to, water, gas, and electricity. <br />3.3.5 Payment. All charges for extra utilities or services or those <br /> <br />requested outside business hours shall be due at the same time as the <br /> <br />installment of Base Rent with which the same are billed, or, if billed separately, <br />shall be due within twenty (20) days after such billing. <br /> <br />3.3.6 Interruption of Services.
