<br />agents, and invitees shall have access to the Premises twenty-four (24) hours a <br />day, seven (7) days a week. Landlord may restrict access outside of business <br /> <br />hours by requiring persons to show a badge or identification card issued by <br />Landlord. Landlord shall not be liable for denying entry to any person unable to <br /> <br />show the proper identification. Landlord may without liability temporarily close <br />the Building if required because of a life-threatening or Building-threatening <br /> <br />situation. <br /> <br />3.3.3 Extra Services. <br /> <br />landlord shall, subject to all applicable <br /> <br />laws, seek to provide such extra utilities or services as Tenant may from time to <br /> <br />time request, if the same are reasonable and feasible for landlord to provide and <br /> <br />do not involve modifications or additions to the Property or any existing plant, <br /> <br />machinery, transformers, duct work, cable wires, and other equipment, facilities, <br />and systems designed to supply water, heat, ventilation, air conditioning and <br /> <br />humidity or any other services or utilities, or comprising or serving as any <br /> <br />component or portion of the electrical, gas, steam, plumbing, sprinkler, <br />communications, alarm, security, or fire/life/safety systems or equipment, or any <br /> <br />other mechanical, electrical, electronic, computer or other systems or equipment <br /> <br />for the Property (collectively "Systems and Equipment") and if Landlord shall <br /> <br />receive Tenant's request within a reasonable period prior to the time such extra <br /> <br />utilities or services are required. <br /> <br />Landlord may comply with written or oral <br /> <br />requests by any officer or employee of Tenant, unless Tenant shall notify <br />landlord of, or landlord shall request, the names of authorized individuals and <br /> <br />procedures for written requests. Tenant shall, for such extra utilities or services, <br /> <br />pay such charges as landlord shall from time to time reasonably establish. <br /> <br />3.3.3.1 After-Hours HVAC Services.
