<br />and facilities serving the Premises), (2) the electricity will be at nominal one <br />hundred twenty (120) volts, single phase (or one hundred ten (110) volts, <br /> <br />depending on available service in the Building), and (3) the safe and lawful <br />capacity of the existing electrical circuit(s) serving the Premises is not exceeded. <br /> <br />(b) <br /> <br />Heat and air-conditioning to provide a temperature required, <br /> <br />in Landlord's reasonable opinion and in accordance with applicable Laws, for the <br />comfortable occupancy of the Premises during normal business hours. Landlord <br /> <br />shall not be responsible for inadequate air-conditioning or ventilation to the extent <br /> <br />the same occurs because Tenant uses any item of equipment consuming more <br /> <br />than five hundred (500) watts at rated capacity without providing adequate air- <br /> <br />conditioning and ventilation therefor. <br /> <br />(c) <br /> <br />Water for drinking, lavatory and toilet purposes at those <br /> <br />points of supply provided for nonexclusive general use of other tenants at the <br />Property. (d) Customary office cleaning and trash removal service Monday <br /> <br />through Friday or Sunday through Thursday in and about the Premises. <br /> <br />(e) <br /> <br />Operatorless passenger elevator service (if the Property has <br /> <br />such equipment serving the Premises) and freight elevator service (if the <br /> <br />Property has such equipment serving the Premises, and subject to scheduling by <br />landlord) in common with landlord and other tenants and their contractors, <br /> <br />agents, and visitors. <br /> <br />3.3.1 Business Hours.
