<br />expiration or earlier termination of this Lease or Tenant's right to possession shall <br /> <br />at Landlord's option be conclusively deemed to have been conveyed by Tenant <br />to Landlord as if by bill of sale without payment by Landlord. Unless prohibited <br /> <br />by applicable Laws, landlord shall have a lien against such property for the costs <br />incurred in removing and storing the same. <br /> <br />ARTICLE 4: TENANT OBLIGATIONS <br /> <br />4.1 <br /> <br />Alterations. <br /> <br />Tenant shall make no additions, changes, alterations, or <br />improvements (the "Work") to the Premises or to the Systems and Equipment (as <br /> <br />defined in Section 3.3.3 above) pertaining to the Premises without the prior <br />written consent of Landlord. All Work shall be performed in a good and <br /> <br />workmanlike manner and all materials used shall be of a quality comparable to or <br />better than those in the Premises and Property, and the Work shall be in <br /> <br />accordance with plans and specifications approved by Landlord, and Landlord <br />may require that all such Work be performed under landlord's supervision and <br /> <br />that the construction work be performed by one of Landlord's approved <br />contractors. Work may also be performed by Tenant's contractor, who must be <br /> <br />licensed and who is subject to Landlord's reasonable approval. In all cases, <br />Tenant shall reimburse Landlord's reasonable costs to cover Landlord's costs in <br /> <br />having a third party expert review Tenant's plans and specifications. If Landlord <br />consents, the same shall not be deemed a warranty as to the adequacy of the <br /> <br />design, workmanship, or quality of materials, and Landlord hereby expressly <br />disclaims any responsibility or liability for the same. Landlord shall under no <br /> <br />circumstances have any obligation to repair, maintain, or replace any portion of <br /> <br />the Work. <br /> <br />4.1.1 Conditions of Consent.
