<br />requirements as a condition of its consent to the Work, including, without <br />limitation the submission of plans and specifications for Landlord's prior written <br /> <br />approval, obtaining necessary permits, posting bonds, obtaining insurance, prior <br />approval of contractors, subcontractors, and suppliers, prior receipt of copies of <br /> <br />all contracts and subcontracts, contractor and subcontractor lien waivers, <br /> <br />affidavits listing all contractors, subcontractors, and suppliers, use of union labor <br />(if landlord uses union labor), affidavits from engineers acceptable of landlord <br /> <br />stating that the Work will not adversely affect the Systems and Equipment or the <br />structure of the Property, and requirements as to the manner and times in which <br /> <br />such Work shall be done. <br /> <br />4.1.2 Mechanic's Liens. Tenant shall keep the Property and <br /> <br />Premises free from any mechanic's, materialmen's, or similar liens or other such <br /> <br />encumbrances in connection with any Work on or respecting the Premises not <br /> <br />performed by or at the request of Landlord, and shall indemnify and hold <br /> <br />Landlord harmless from and against any claims, liabilities, judgments, or costs <br />(including attorneys' fees) arising out of the same or in connection therewith. <br /> <br />Tenant shall give Landlord notice at least twenty (20) days prior to the <br /> <br />commencement of any Work on the Premises (or such additional time as may be <br /> <br />necessary under applicable laws), to afford Landlord the opportunity of posting <br />and recording appropriate notices of non-responsibility. Tenant shall remove any <br /> <br />such lien or encumbrance by bond or otherwise within thirty (30) days after <br />written notice by landlord; and if Tenant shall fail to do so, Landlord may pay the <br /> <br />amount necessary to remove such lien or encumbrance, without being <br /> <br />responsible for investigating the validity thereof. The amount so paid shall be <br />deemed Additional Rent under this Lease payable upon demand, without <br /> <br />limitation as to other remedies available to Landlord under this lease.
