<br />liable for any security deposit or bound by any prepaid Rent not actually received <br />by such Holder; or (iii) bound by any future modification of this Lease not <br /> <br />consented to by such Holder. Any Holder may elect to make this Lease prior to <br />the lien of its mortgage or deed of trust by written notice to Tenant's and if the <br /> <br />Holder of any prior mortgage or deed of trust shall require, this Lease shall be <br />prior to any subordinate mortgage or deed of trust. Tenant agrees to give any <br /> <br />Holder a copy of any notice of default served by Tenant upon Landlord by <br />certified mail, return receipt requested, provided that prior to such notice Tenant <br /> <br />has been notified in writing (by way of service on Tenant of a copy of an <br />assignment of leases, or otherwise) of the address of such Holder. Tenant <br /> <br />further agrees that if landlord shall have failed to cure such default within the <br />times permitted Landlord to cure under this Lease, any such Holder whose <br /> <br />address has been provided to Tenant shall have an additional period of thirty (30) <br /> <br />days in which to cure (or such additional time as may be required due to causes <br />beyond such Holder's control, including time to obtain possession of the Property <br /> <br />by power of sale or judicial action). Tenant shall execute such documentation as <br />Landlord may reasonably request from time to time in order to confirm the <br /> <br />matters set forth in this Article 8 in recordable form. <br /> <br />8.2 <br /> <br />Estoppel Certificate. <br />Tenant shall from time to time, within twenty (20) days after written <br /> <br />request from Landlord, execute, acknowledge and deliver a statement (i) <br />certifying that this lease is unmodified and in full force and effect or, if modified, <br /> <br />stating the nature of such modification and certifying that this Lease as so <br />modified, is in full force and effect (or if this Lease is claimed not to be in force <br /> <br />and effect, specifying the ground therefor) and any dates to which the Rent has <br />been paid in advance, and the amount of any Security Deposit, (ii) <br /> <br />'R~' <br />r <br />
